BEEAH has unveiled the masterplan for Khalid Bin Sultan City, a groundbreaking new development in Sharjah designed by Zaha Hadid Architects (ZHA). Located adjacent to the iconic BEEAH Headquarters, this city of the future embodies four key pillars: sustainability, smart technology, culture, and people.
Inspired by the flowing forms of desert dunes, ZHA’s design envisions a multi-centered urban landscape with seven unique residential neighborhoods, each connected by shaded walkways, vibrant streets, and rich landscaping. Every neighborhood is anchored by a civic plaza and placed within a five-minute walking radius of the next, encouraging a walkable and well-connected community life.

At the heart of the city lies a spectacular two-kilometre-long green oasis, acting as a linear park that winds through the city’s core. This shaded natural corridor varies in width, creating immersive zones for recreation, wellness, and social interaction—from sculpture gardens and wildlife ponds to cafés and wellness spaces. It’s not just a path; it’s a journey—gradually revealing itself, offering residents a unique experience with each step.
Khalid Bin Sultan City is consciously designed to move away from car-dependent planning. Instead, it champions walkability, climate-conscious urban design, and a deep connection to nature. Pathways are lined with native Sharjah trees, cooling vegetation, and recessed building façades to create comfortable microclimates and year-round outdoor livability.

Each neighborhood is equipped with essential amenities—schools, wellness clinics, children’s play hubs, and sports facilities—all within walking distance. Lively boulevards overlooking the oasis are lined with restaurants and outdoor terraces, bringing energy and life to the community both day and night.
To the north, the city integrates a Design & Business District connected to the BEEAH Headquarters. This hub will support the UAE’s growing creative industries with startup incubators, cultural venues, and innovation centers—fostering a vibrant ecosystem of entrepreneurship and design.

Envisioned as a sustainable, all-seasons city, Khalid Bin Sultan City is a model for future urban development. From its contemporary mosque and cultural spaces to community-focused design and nature integration, it delivers an urban experience where innovation and human well-being take center stage.
